1997 - Dave Savage delivered Jamacha to Pacifica for $1,130,000
2005 - Dave assisted Pacifica to sell 3 properties, including The Woods, to his trusted client and investment partner, Rodney Johnson, for $2,560,000
2013 - He then delivered it to our clients Jonathan and Bob for $3,850,000
2024 - On October 30, 2024 it sold for $9,100,000
During the most recent ownership, our clients saw an increase of value of 81% in 11 years, for an average of 7.36% annually, exceeding the county average rate of appreciation of 4-6%.
My firm jokes that investors can throw a dart at a map of San Diego County and wherever it lands it will be a success in the long run -- and this rings true for our clients here! For those of us who may be bearish on investing in the fringe locations of San Diego, their investment story is proof that investing in working class locations can also be a success.
It is also a great reminder that experienced investors know that once you double your equity, it is time to trade UP to either a superior location, better unit mix, or bigger property. Jonathan and Bob will be taking their 1031 capital out of state and leveraging their equity into many more units, continuing to grow their portfolio.
